What types of properties do you buy?

We primarily purchase vacant land — including residential, rural, infill, and undeveloped parcels. Whether the land is inherited, behind on taxes, or simply unused, we’re interested in learning more.

How do we sign the contract?

We provide several convenient options for signing the contract with us. The primary method is through DocuSign, where we’ll email you the contract for electronic signing. Once all parties on the title have signed, we’ll quickly receive the completed document.

Alternatively, we can send you a PDF of the contract to print, sign, and scan back to us. If preferred, we can also mail you the contract for you to sign and return. We’re committed to making the process as easy as possible for you and will accommodate whichever signing method you’re most comfortable.

What happens after the contract is signed?

After both parties have signed the contract, we will immediately send the fully executed agreement to our local title company. Upon receipt, the title company will open escrow and initiate the Earnest Money Deposit (EMD).

How long does it typically take to close and get the money?

We’ll set a 30-day closing period in the contract, though we usually close within 2 to 3 weeks. Once the inspection period is complete, we’ll deposit the funds into escrow and work to close the property as quickly as possible.

What if my land has issues, like back taxes or unclear ownership?

We handle many types of situations, including properties with back taxes, probate, or title issues. Let us know your circumstances — we’ll work to find a solution.

How do we come up with our cash offers?

We always provide a cash offer based on the current market value, reflecting what similar properties are listed for in the area. Unlike other investors or cash buyers, our goal is to make a fair offer that’s at or above market value, giving our sellers a competitive edge over listing with a realtor.
